Background

4096 17th Street is a two-bedroom, one-bath condominium located in San Francisco’s Castro District; one of the city’s most competitive and desirable neighborhoods. At the time of preparation, the homeowner was living full-time in Hawaii, while the listing agent was responsible for preparing and selling the property remotely. The condo had previously been tenant-occupied, leaving the space worn, dated, and in need of thoughtful preparation before being brought to market.

With no opportunity for the homeowner to be onsite (and little margin for delay) the project required clear coordination, disciplined oversight, and full accountability from start to finish.

The Challenge

The unit presented several challenges common to heavily rented properties:

  • A dated kitchen that needed to be refreshed to improve marketability

  • Worn finishes throughout the condo

  • Outdated and insufficient lighting

  • Popcorn ceilings containing asbestos, requiring licensed hazardous material removal

  • HOA approval requirements and neighbor objections related to asbestos abatement

All of this needed to be addressed within a tight pre-listing window, where coordinating multiple vendors independently would have delayed photography, disrupted the listing timeline, and added stress for both the agent and homeowner.

Our Comprehensive Solution

We provided full pre-listing renovation oversight, managing the entire preparation process under one unified plan.

Our scope of work included:

  • Coordinating licensed asbestos abatement specialists to remove popcorn ceilings safely and compliantly

  • Managing HOA approvals and addressing neighbor concerns related to hazardous material removal

  • Refreshing and modernizing the kitchen to improve brightness and buyer appeal

  • Repainting interior spaces, including the home office, to create a cleaner, more contemporary feel

  • Adding and replacing lighting throughout the condo, including:

    • Overhead lighting in the kitchen

    • Additional lighting in the bedrooms

    • New ceiling puck lights in the living room

  • Preparing the property for staging, photography, and showings

All trades were sequenced intentionally and managed under one accountable schedule, allowing the work to move forward efficiently without requiring onsite oversight from either the homeowner or the agent.

The Outcome

The full scope of work was completed in approximately three to three-and-a-half weeks. The homeowner remained in Hawaii throughout the entire process, reviewing progress through photos and updates, and was surprised by how seamless and stress-free the experience felt. The listing agent was similarly hands-off (even taking a vacation during the renovation window) and returned to find the work fully completed and the property market ready.
