This 4th Avenue property is a two-unit building located in San Francisco’s Richmond District near Geary Street. The upper unit was vacant and prepared for sale, while the lower unit remained tenant-occupied and was sold as-is.

The upstairs unit was largely original, with dated finishes, worn materials, and visible deferred maintenance. The seller engaged Newly Renovated to prepare the upper unit for market quickly and efficiently, with a focus on maximizing presentation without overcomplicating the timeline.

The Challenge

The upper unit showed significant signs of age and wear, including:

  • Popcorn ceilings throughout

  • Old, stained carpeting

  • Dated lighting fixtures

  • An outdated kitchen with broken cabinetry and worn appliances

  • A bathroom with original flooring, vanity, mirror, and lighting

  • A severely rusted exterior fire escape

The kitchen, in particular, required attention. Cabinetry was visibly dated, one drawer was broken and misaligned, appliances were old, and the overall presentation felt tired and neglected.

Additionally, the rusted fire escape posed a decision point. While it could have been repaired or replaced, doing so would have required extensive permitting and approvals (potentially delaying the listing by two to three months).

The property needed to move quickly. Time, not just money, was a critical factor.

Our Comprehensive Solution

Newly Renovated provided full pre-listing renovation oversight for the upper unit, managing updates under one unified plan designed to maximize market appeal within a compressed timeline.

Our scope of work included:

  • Removal and scraping of popcorn ceilings to create a smooth, modern finish

  • Replacement of outdated lighting fixtures throughout the unit

  • Full interior repaint to brighten and modernize the space

  • Replacement of worn carpeting

  • Kitchen refresh, including cabinet updates, hardware corrections, and overall modernization

  • Bathroom updates, including lighting, mirror, and cosmetic improvements

  • General cleanup and preparation for photography and showings

Regarding the rusted fire escape, we advised the seller not to proceed with repairs prior to listing. While it could have been fixed, the permitting process would have significantly delayed the timeline. Since the issue was exterior and not interior-facing, we recommended disclosing and passing the repair to the eventual buyer.

This advisory approach reflects our commitment to acting in the client’s best interest; even when that means recommending less work rather than more.

All interior work was completed in approximately three to three-and-a-half weeks.
